Due diligence, review of program, goals, brand-identity and budget
Site visit, including field measurements and verification of existing conditions/constraints
Development of a custom, project-specific floor plan and ceiling plan, with ongoing refinements as needed
Custom cabinetry design
Ensure code compliance
Documentation of the design, including all specifications and details
Complete 3-dimensional design of the entire space including selection of all finishes, fixtures & accessories
Full 3D digital rendering representation and detailed walkthrough
Mechanical, electrical and plumbing (MEP) engineering, coordinated with architecture, equipment, and other project requirements & variables
Detailed construction documentation including all specifications, details and information needed for permitting, pricing, and construction
Deliverables include stamped certified Architectural / Interior Design and Engineering Construction Documents (CDs)
Facilitation of permit application submission with local building department
Assistance with contractor selection, including the vetting of any prospective contractor
Facilitation of contractor(s) pricing, through open-book negotiation or competitive bid
Ongoing and full-time communication and coordination with the contractor
Ongoing construction observation for conformance to the design
Administration of the construction contract, including review of submittals, payment applications, and change orders
